Resident Life

  • What are my options for paying my rent?

    You can pay your rent via personal check, money order, cashiers check or via Henri Home, our resident portal.

  • Am I required to purchase renter's insurance? If so, what is the fee?

    Yes, you will need renters insurance, we ask that you choose $100,000 for liability option (standard). If you do not have renters insurance, there will be a $25 non-compliance fee monthly.

  • What happens if a resident is locked out of their apartment?

    If you are locked out of your apartment during office hours, we will help you get in but if you get locked out after hours, you will need to call the after-hours number, 206.973.1983.

  • How do I submit a maintenance request?

    You will submit your maintenance requests through Henri Home, our resident portal.

  • Do you have on-site maintenance?

    Yes, maintenance is on-site M-F.

  • What is the guest policy?

    You are responsible for your guests and guests may stay no longer than 15 days consecutively in one calendar year.

  • How do I pay for electricity and water?

    Water/Sewer/Trash/Gas/Electricity is billed directly through Billing Associates Group.

  • Do I need to sort recycling and garbage?

    Yes, you do need to sort your recycling and garbage.

  • What other relevant fees or charges should I know about?

    Kerf Monthly Lease-up Flat Rate Utility Charges:
    Water Charge: One occupant: $16.00; Two Occupants: $26.00; Three Occupants: $30.00; Four Occupants: $35. 00.
    Sewer Charge: One occupant: $22.00; Two Occupants: $35.00; Three Occupants: $42.00; Four Occupants: $48.00.
    Gas Charge: One occupant: $6.00; Two Occupants: $9.00; Three Occupants: $11.00; Four Occupants: $13.00.
    Electric Charge: One occupant: $54.00; Two Occupants: $86.00; Three Occupants: $103.00; Four Occupants: $119.00 Five Occupants: 136. 00.
    Trash Charge: One occupant: $14.00; Two Occupants: $22.00; Three Occupants: $27.00; Four Occupants: $31.00.
    Storm Water Charge: $5.00.

  • Are there any move in charges?

    At move in, there is a $300 non-refundable admin fee and a $300 security deposit.

  • If I want to hold an apartment, how do I do that?

    In order to hold an apartment, you will need to apply online and pay the application fee.

  • Do you accept a shorter lease term?

    Our lease terms are 9-12 months, dependent on availability.

  • How long does it take for an application to be approved?

    2-4 days but can vary depending on individual screening

  • What are the application criteria?

    The application criteria is that you have to make at least 2.5 times the monthly rent.

  • Is smoking allowed?

    No, smoking is not allowed on the premise.

  • Do you have storage units available?

    Yes, storage units are available for $75/month.

  • Do you offer bike storage?

    Yes, we have a free bike storage.

  • What are your pet fees? Are they refundable?

    We have a $350 non-refundable pet fee and pet rent is $35/month.

  • Is your property pet-friendly?

    Yes! We are pet-friendly.

  • What amenities do the apartment include?

    The apartment has exposed CLT wood beams, stainless steel appliances, portable AC cutouts, oversized windows, two-tone kitchens, tile backsplashes, quartz countertops, in-unit laundry, LED lighting, vinyl flooring. Select units: balconies, walk-in closets, wood ceilings, ceiling fans, air conditioning (townhomes).

  • Does the building have a security system?

    Yes, the building has controlled access.

  • What is the parking fee?

    Parking is $75/space per month.

  • Is there parking available?

    Yes, we have uncovered outdoor parking available.
